- Metal roofs last 40 years or more with care, the longest of the four systems we install.
- Retrofit framing turns a ponding flat roof into a pitched metal roof, once the structure checks out.

Standing Seam And Ribbed Panels
We install, replace, and repair metal roofs on Flagstaff retail, office, and shop buildings. As a commercial metal roofing contractor, we plan snow guards and panel fastening for heavy snow.
Is It A Fit
Metal is at its best on pitched roofs that need to shed snow. Some low-slope buildings qualify through a retrofit.
Leak Signs
Metal roofs give early warnings indoors and on the ground. Each one leads back to fasteners, laps, or snow.
Drips follow a straight line across the ceiling, matching a panel lap or purlin.
Freeze-thaw and panel movement back screws out and crack the washers. We replace them with oversized fasteners and new washers.
Wet insulation or drips appear on cold mornings under clear skies.
Warm, moist air meets the cold underside of the panels. Better vapor control and insulation below the roof stop this drip.
Bent gutters, dented railings, or damaged cars show up below the roof edge after a snow slide.
Snow on smooth panels lets go in one slab. Snow guards set in rows hold it on the roof over doors, walks, and parking.
Orange streaks run down the wall below a roof edge or gutter.
Exposed panel ends and cut edges rust first. We treat or replace damaged panel ends and reseal the trim.
Occupants hear panels or trim rattling overhead during storms.
Wind works at loose trim, closures, and ridge caps. New closures and refastened trim quiet the roof and keep blowing snow out.
Your Options
Metal work ranges from new screws on an older roof to new panels over a flat one.
| Option | What it involves | When it fits |
|---|---|---|
| Fastener and trim repair | New fasteners and washers, resealed laps, refastened trim | Panels are solid and leaks come from screws and laps |
| Standing-seam replacement | New panels with hidden clips and raised seams | Pitched roofs where the old panels are rusted or damaged |
| Ribbed panel replacement | New through-fastened ribbed panels | Shops and simple buildings on a tighter budget |
| Retrofit over a flat roof | Framing builds slope over the old low-slope roof, then new panels go on | The structure passes a check for the added weight |
| Snow guard retrofit | Rows of guards added over entries, walks, and parking | Solid panels where sliding snow causes damage below |
Who Gains
Metal pays off on pitched roofs here when the snow and the fasteners are planned for from the start. Here is who gains.
Roof Trouble
Call and tell us where the slides land and what the roof panels look like. Snow guard placement starts from that.
How The Work Runs
Metal jobs depend on the structure as much as the panels, so the order starts with what sits under them.

We check fasteners, washers, laps, trim, and panel ends, and look for condensation inside. For a retrofit, the framing and structure get checked for added weight.
Panel runs, clip spacing, and snow guard rows are set for the slope and for what sits below each eave of the roof.
Old panels or roofing come off one section at a time, ice-barrier underlayment goes down at the eaves, and new panels are seamed or fastened.
Ridge caps, closures, and edge trim are fastened, and snow guards are attached. We walk the finished roof with you, eave by eave.
Roof Systems
Many Flagstaff buildings combine a metal roof with a membrane on their flat sections.

Plants and warehouses with flat main roofs and pitched wings often combine an industrial membrane with metal sections.

Flat areas next to metal that are crowded with pipes and vents often take EPDM, which stays flexible through hard freezes.
Common Questions
What owners ask about metal roofs, snow, and fasteners in Flagstaff.
Metal sheds snow well on sloped roofs, resists wind, and lasts for decades with care. Standing-seam panels are common on retail, offices, shops, and newer buildings with pitched sections.
Sliding snow is the main design concern. Snow guards, careful eave placement over entrances and walkways, and secure fastening at the panel ends keep slides from damaging gutters, vehicles, or people. Retrofit metal over a low-slope roof also works on some buildings after a structural check.
Every spring and fall on through-fastened ribbed roofs.
Freeze-thaw cycles and panel movement back screws out and age the washers, so we look for loose heads, cracked washers, and rust rings around each screw, and replace the ones that have let go.
Over every door, walkway, parking row, and lower roof that sliding snow could hit.
Guards are set in rows sized for the slope and panel length, and fastened to the seams or through to the structure so the load of a full slab stays on the roof.
Panels over open framing can be.
Insulation and a solid substrate under the panels quiet rain and hail noise, which matters over offices, classrooms, and guest rooms, so we plan that layer during the inspection.
Often, yes. Replacing fasteners, resealing laps, and treating rust at cut edges extends a roof whose panels are still solid.
Rust-through, widespread holes, or panels bent by snow slides point to replacement of those runs or the whole roof.
Warm, moist indoor air reaching the cold underside of the panels.
The fix is insulation and vapor control below the panels, so we check for condensation before chasing a leak that turns out to be indoor moisture.
On sloped sections, yes. Ice-barrier underlayment at the eaves keeps water that backs up behind ice from reaching the deck.
It goes down along every eave before the new panels during a replacement.
